This decision is subject to the following conditions:

1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
   
   Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

2. The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.
   
   Reason - To ensure that the development is visually satisfactory.

3. The rooflights hereby approved shall be of the conservation type only.
   
   Reason - In order to be in accordance with the Council's normal policy relating to the conversion of existing traditional buildings.

4. The development, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the existing dwelling house, Tinkers Farm House and for no other purpose.
   
   Reason - To retain planning control over the use of the building hereby approved.
