This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.
Reason - To ensure that the development is visually satisfactory.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, or any Order revoking and re-enacting that Order, no buildings, walls or other structures or raised ground levels shall be provided within the part of the application site lying within the floodplain of the River Avon or along the site boundary without the prior written permission of the Local Planning Authority.
Reason - To maintain access to the watercourse for maintenance or improvements and provide for overland flood flows.
There shall be no storage of any materials including soil within that part of the site liable to flood as shown on the indicative Flood Plain Map.
Reason - To ensure that there will be no increased risk of flooding to other land/properties due to impedance of flood flows and/or reduction of flood storage capacity.
