This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The permission shall relate to the originally submitted plans and additional information received on 15th August 2003.
Reason - To define the permission.
No development shall take place until samples of the materials to be used in the construction of the external surfaces of the dwellings hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason - Details shown on the drawings are not satisfactory.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, nothing in Article 3 and Schedule 2 to that order shall operate so as to permit any development specified in (Part 1, classes A-D) of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.
Reason - In order that the Local Planning Authority can gain control over the development and preserve the amenities of the adjoining properties.
All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.
Reason - To preserve the amenities of the locality.
All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the completion of the development, and any trees or plants which may within a period of five years from the completion of the development die are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation.
Reason - To define the permission and to preserve the amenities of the locality.
All proposed windows indicated on the north side elevation of the dwelling on Plot 2 shall be obscure glazed before the dwelling is first occupied. This treatment shall remain thereafter. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, no additional openings shall be inserted in the north side elevation of this dwelling.
Reason - In order to preserve the amenities of the occupiers of the existing adjacent dwelling.
Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
Reason - To preserve the amenities of the locality.
Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.
Reason - To prevent indiscriminate parking in the interests of highway safety.
The dwellings hereby approved shall not be occupied until the works required by conditions numbered 9,10,11 and 12 of the planning consent dated 29 May 2003 (ref: W/02/02026/PN) have been completed to the satisfaction of the Planning Authority in consultation with the Highway Authority.
Reason - In the interest of Highway safety.
The northern boundary of the site shall be enclosed by a close boarded fence at least 1.8metres high before the erection the dwellings hereby approved is first commenced.
Reason - In order to satisfactorily define the boundary and preserve the amenities of the neighbouring occupiers
