This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  3. The building, shown on the plans as a packhouse, shall only be used to store and pack agricultural produce and equipment from the occupiers land and shall not be used for any general storage and distribution uses within Class B8 of the Town and Country Planning (Use Classes Order) 1987.

    Reason - To define the permission and to protect the amenities of the locality.

  4. Notwithstanding the details shown on the submitted plans, before development commences on site, a scheme of tree and/or hedge planting to the north, east and west of the proposed buildings shall be submitted for approval. The approved landscape scheme shall be planted in the first available planting season following commencement of the building works, and shall be maintained for a period of five years commencing at the completion of planting. Any plant which is removed, uprooted or destroyed or dies or, in the opinion of the Local Planning Authority, becomes seriously damaged or defective, shall be replaced in the same position with another of the same species and size as that originally planted.

  5. The area shown on the plans for open storage shall only be for the storage of box/pallets in connection with the farming enterprise only, and for no other purpose.

  6. The tractor, implement store, workshop and other ancillary rooms shall be used in connection with the farming enterprise and for no other purpose unless otherwise agreed in writing with the Local Planning Authority.
