This decision is subject to the following conditions:

  1. It is considered that, due to the height, size and bulk of the proposed extension to the existing detached garage, the resulting garage/store would be out of scale with the existing property. This, together with the position of the proposed extension, to the front of the site, would mean the development would appear unduly dominant and out of character with surrounding development. The proposal is therefore contrary to Policies SUR1A, SUR9 and GD2 of the Wychavon District Local Plan Review Revised Deposit.

  2. Due to the size and position of the proposed extension, in close proximity to the existing boundary planting, some of which, to the front of the site, is protected by a Tree Preservation Order, the erection of the extension as proposed, may be harmful to the existing boundary planting. The loss of the boundary planting would result in the existing detached garage and the proposed extension, appearing visually prominent in the street scene. It is considered that the proposal would therefore detract from the character of the area and would be harmful to the visual amenities of the locality. The proposal is therefore contrary to Policies SUR1A and GD2 of the Wychavon District Local Plan Review Revised Deposit.

  3. Insufficient information has been submitted in respect of the proposed use of the extension, or confirmation that the store is to be used for domestic purposes only, and under these circumstances the Local Planning Authority is unable to fully assess the impact of the possible use of the development upon the residential amenity of the occupiers of adjacent and nearby dwellings.
