This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. Before the development hereby approved is commenced the existing summer room marked "A" on the approved plan shall be dismantled and permanently removed from the site.

    Reason - To prevent a proliferation of outbuildings harmful to the setting of the adjacent listed building and character of the Conservation Area.

  3. The summer house hereby approved shall only be used for purposes incidental to the domestic use of the dwelling known as Weathervane Cottage and shall not be used for commercial purposes or habitable accomodation.

    Reason - To retain planning control over the use of the building hereby approved.

  4. Before the development hereby approved is commenced details of the colour of external wood stain shall be submitted to and approved in writing by the Local Planning Authority.

    Resaon - To ensure that the development is visually satisfactory.
