This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the originally submitted plan(s) and to the amended plan received on 24th September 2003.

    Reason - To define the permission.

  3. The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.

    Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area.

  4. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, nothing in Article 3 and Schedule 2 to that order shall operate so as to permit any development specified in Parts A to E inclusive of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.

    Reason - In order that the Local Planning Authority can gain control over the development and preserve the amenities of the adjoining properties.

  5. Notwithstanding the provisions of any Town and Country Planning General Permitted Development Order, no windows or other openings shall be inserted within the roof or walls of this bungalow without the prior written approval of the Local Planning Authority to an application on that behalf.

    Reason - In the interests of the amenities of the neighbouring properties.

  6. The wall to the rear boundary of the property shall be rebuilt using matching materials to a height of 3 metres before the development hereby approved is commenced, or at such time as may be agreed in writing by the Local Planning Authority.

    Reason - In the interests of the amenities of the neighbouring properties.

  7. Notwithstanding the information within the covering letter submitted as part of this application, details of the siting, colour, design and height of a boundary treatment in the form of a fence/wall to the north, south and west elevations, shall be submitted to the Local Planning Authority for approval in writing prior to the commencement of the construction of the dwelling and shall be retained in perpetuity.

    Reason - To ensure that the development is visually satisfactory in the interests of the amenities of the locality.

  8. The development hereby approved shall not commence until plans showing the proposed tree and shrub planting is submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be planted within the first available planting season from the date that the works are substantially completed. The approved planting shall be retained and if any part of the planting scheme is removed or dies or in the opinion of the Local Planning Authority is damaged, it shall be replaced in the same position with the same species as originally planted.

    Reason - In the interests of the visual amenities of the area.

  9. Details of the surface materials of roads, paths, parking areas and other hard surfaces, shall be submitted to and approved by the Local Planning Authority before development commences.

    Reason - In order to ensure that the overall appearance of the development is satisfactory.

  10. Samples of the external facing bricks and roof materials shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  11. Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.

    Reason - To preserve the amenities of the locality.

  12. Access to the site both during construction and subsequently shall only be from Main Road.

    Reason - In the interests of highway safety and amenity of occupiers of dwellings to the rear of the site.

  13. There shall be no discharge of foul sewage or contaminated surface water from the site into either the groundwater system or any surface water. Foul water should be directed into the main sewerage system provided that adequate capacity for such additional flows is available.

    Reason - To prevent pollution of groundwater.

  14. The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  15. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.
