This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the originally submitted plan(s) and to the amended plans received on 23.09.03, 16.10.03 and 24.10.03.

    Reason - To define the permission.

  3. Details of the proposal materials to be used externally in the alterations to the elevations of the buildings shall be submitted to and approved by the Local Planning Authority before any work is commenced on site.

    Reason - To ensure that the development is visually satisfactory.

  4. Details of the applicant's Travel Plan for the site shall be submitted to and approved in writing by the Local Planning Authority within one month from the date of this permission, and shall be implemented to the satisfaction of the Local Planning Authority when the development hereby approved is first brought into use.

    Reason - in the interests of sustainability.

  5. Details of the precise location of the proposed cycle/moped/motorcycle parking facility, together with associated showers/changing area and storage lockers, shall be submitted to and approved by the Local Planning Authority before the development hereby approved is first commenced. These facilities shall be provided before the development is first brought into use.

  6. No additional external car parking or building illumination shall be installed on the site without the prior approval, in writing, of the Local Planning Authority following the submission of plans indicating the details proposed.

    Reason - To preserve the amenities of the locality.

  7. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

  8. The change of use hereby permitted shall not commence until an area has been properly laid out, consolidated, surfaced, drained and the spaces demarked on the ground within the application site in accordance with the approved plan, Drawing No. BG-DR-07A, and for cars and commercial vehicles to turn so that they may enter and leave the application site in a forward gear. These areas shall thereafter be retained and kept available for those uses at all times.

    Reason - To minimise the likelihood of indiscriminate parking in the interests of highway safety.

  9. The alterations to George Baylis Road indicated on the approved plan, Drawing No BG-DR-07A, shall be carried out in accordance with the Section 38, Highways Act, 1980 agreement dated 8 September 1983; made between Battenfeld Gloenco Extrusion Systems Limited and the Hereford and Worcester County Council; before the development authorised by this permission is brought into use.

    Reason - To ensure the safe and free flow of traffic on the highway.
