This decision is subject to the following conditions:

  1. The proposed extension to this dwelling, the occupation of which is subject to an agricultural restriction, would increase the size of the dwelling by approximately 41% thereby creating a size of dwelling which would be difficult to sustain in the long term on an agricultural income. This is likely to lead to pressure to have the restriction removed. The proposed development is therefore contrary to the aims and objectives of Policy D10 in the approved Worcestershire County Structure Plan, Policy AG8 in the adopted Wychavon District Local Plan and Policy COM8 in the Wychavon District Local Plan Review (Revised Deposit).

  2. The proposed development would result in the establishment of additional residential accommodation for persons not dependent upon agriculture and would only serve the preferences of the site owners/occupiers rather than the functional needs of the agricultural holding. The proposals would thereby be contrary to Policies D10 of the approved Worcestershire County Structure Plan, BC1, H9 and AG8 of the adopted Wychavon District Local Plan, GD1 and COM8 of the Wychavon District Local Plan Review (Revised Deposit) and the advice and guidance contained within PPG7 'The Countryside - Environmental Quality and Economic and Social Development'.
