This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the originally submitted plan(s) and to the amended plans received on 1st October 2003.

    Reason - To define the permission.

  3. Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  4. Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order no additional doors, windows or other openings shall be inserted within the garage hereby approved without the prior written approval of the Local Planning Authority.

    Reason - To retain planning control of the building in the interests of the visual amenities of the locality.

  5. The existing hedge to the boundary of the site with the highway excluding the new vehicular access, shall be maintained and retained at a height no lower than 2.2 metres in height at all times and if any of the hedge was to die or become deceased it must be replaced with a new hedge to the satisfaction of the Local Planning Authority.

    Reason - In the interest of the visual amenities of the locality.

  6. The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.

    Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area.

  7. The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.

  8. Prior to the occupation of the development hereby approved the existing vehicular access onto the adjoining highway shall be permanently closed. Details of the means of closure which should include a new native hedge, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of work on the development hereby approved.

    Reason - To ensure the safe and free flow of traffic using the adjoining County highway, and in the interests of the visual amenities of the locality.

  9. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.
