It is considered that the open sided modern barn has no character or architectural merit and is not worthy of retention. The proposal would therefore perpetuate the existence of a building, which detracts from the character and environmental quality of the open countryside. The proposal does not comply with policies CTC1, D10 and D16 of the Worcestershire Structure Plan, policies BC1, AG11 and AG12 of the Wychavon District Local Plan or polices GD1, RES10, RES11 or SUR1A of the Local Plan Review Revised Deposit.
The annex proposed is physically detached from the barn, self-contained and not an extension to the main dwelling. In addition the conversion of the building to annex accommodation so close to the traditional barn conversion is considered to spoil the appearance and character of the original barn to the detriment of this barn. The proposal fails to comply with policies AG11 and AG12 of the Wychavon District Local Plan and policy SUR10 of the Local Plan Review Revised Deposit.
