This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The permission shall relate to the originally submitted plan(s) and to the amended plans received on 14th January 2004.
Reason - To define the permission.
The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials which harmonise satisfactorily with the existing building.
The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan (Drawing No 03-3544-5D) have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times and shall not be used for commercial storage of or for the display of conservatories.
Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway and the provision of adequate off street parking.
The existing garage shall be relocated to the position shown on the site before the development hereby approved is first brought into use.
Reason - In the interests of amenity and to ensure the provision of adequate car parking to serve the development.
The garage hereby approved shall only be used for the parking of vehicles or for domestic storage purposes incidental to the domestic use of the dwellings to which the permission relates and shall not be used for commercial or business purposes or converted into habitable accommodation.
Reason - In order to ensure that the garage accommodation remains available for the development hereby approved and to ensure the provision of adequate off street parking.
