This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The premises shall be used for office purposes and for no other purpose, including any other purpose in Class B1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification.

    Reason - To preserve the amenities of the locality.

  3. The materials to be used externally on the new offices hereby approved shall match those used on the existing offices.

    Reason - To ensure the development is visually satisfactory.

  4. No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority details of the proposed landscape planting including:-

    i) a schedule of plants noting species, plant sizes and proposed numbers and densities.

    ii) a program of implementation.

  5. All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting season following the completion of the development or first occupation/use of the offices, whichever is sooner; and any trees or plants which may within a period of five years from the completion or occupation/use of the development die or are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species unless otherwise agreed in writing with the Local Planning Authority.

    Reason - In the interests of visual amenity and to enhance the amenities of the locality and to ensure the satisfactory development of the site.

  6. The development shall not be brought into use until the highway works in the form shown on drawing titled 'Proposed Access Road at Hawford, Nr.Worcester and dated 4th June 2003 submitted as part of Planning Application W/03/1596, has been certified as being complete by the Local Planning Authority in consultation with the Highway Agency.

    Reason - To enable the A449 trunk road to continue to be an effective part of the national system of routes for through traffic, in accordance with Section 10 (2) of the Highways Act 1980 by avoiding disruption to flow on that route by traffic expected to be generated by the development, and to protect the interests of road safety on the the trunk road.

  7. Measures shall be taken to prevent deposition of excess material on the A449 trunk road. A wheel wash to a specification approved by the Local Planning Authority in consultation with the Highways Agency will be provided on the site in the vicinity of the site access which shall remain in operation during operational hours until the cessation of the operation referred to.

    Reason - To enable the A449 trunk road to continue to be an effective part of the national system of routes for through traffic, in accordance with Section 10 (2) of the Highways Act 1980 by avoiding disruption to flow on that route by traffic expected to be generated by the development, and to protect the interests of road safety on the the trunk road.

  8. Drainage arrangements shall be provided to ensure that surface water from the development driveway does not discharge onto the public highway. No drainage from the proposed development or access road shall be allowed to discharge into any highway drain or over part of the public highway.

    Reason - To enable the A449 trunk road to continue to be an effective part of the national system of routes for through traffic, in accordance with Section 10 (2) of the Highways Act 1980 by avoiding disruption to flow on that route by traffic expected to be generated by the development, and to protect the interests of road safety on the the trunk road.
