The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
Samples of the external facing bricks and roof materials for the extension and garage shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the proposed works are executed in materials which harmonise satisfactorily with the existing building
The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.
Reason - In the interests of highway safety and to ensure the provision of adequate off-street parking.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, or any subsequent Order revoking or re-enacting that Order the detached garage shown on the approved plans shall only be used for domestic storage purposes incidental to the domestic use of the dwelling and shall not be converted to habitable accommodation or used for any trade, business or commercial purposes.
Reason - In order to ensure that garage accommodation remains available for the existing residential property and to restrict pressure for additional or alternative garaging in new buildings.
Notwithstanding the provisions of Article 3, Schedule 2 of the Town and Country Planning (General Permitted Development) Order 1995, as amended, or any subsequent Order revoking or re-enacting that Order, no further windows shall be inserted in the east or west elevations of the extensions hereby approved without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.
