This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The permission shall relate to the originally submitted plan(s) and to the amended plans received on 25/09/03.
Reason - To define the permission.
Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the development is visually satisfactory.
All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.
Reason - To preserve the amenities of the locality.
The boundary treatment indicated on the submitted plans shall be implemented before the dwellings hereby approved are first occupied, except adjacent to the north eastern side wall of Plot 4, which shall be in the form of a 1.8m high close boarded fence.
Reason - In order to ensure that there is an acceptable form of screening with adjacent properties.
The dwellings hereby approved shall be erected at the levels indicated in the approved plans, unless otherwise agreed in writing by the Local Planning Authority.
Reason - In order to safeguard the amenities of the occupiers of neighbouring houses and the visual amenities of the area.
The proposed planting indicated to the rear of the properties shall be carried out in positions to be agreed with the Local Planning Authority before the dwellings hereby permitted are first occupied. Any trees removed, dying or becoming diseased within 5 years from the date when they are first planted shall be replaced with trees of the same size and species as were originally planted.
Reason - To ensure that the development is visually satisfactory.
No further doors or windows shall be inserted in the side elevations of the dwellings hereby approved.
Reason - To preserve the amenities of adjoining properties.
Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
Reason - To preserve the amenities of the locality.
Before the dwellings hereby approved are first occupied, each of the proposed vehicular access points shall be constructed in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 12.
Reason - In the interests of highway safety.
The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.
Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.
Reason - To prevent indiscriminate parking in the interests of highway safety.
