This decision is subject to the following conditions:
The sub-division of the existing curtilage and the construction of a dwelling as proposed would result in a cramped form of development which would be out of character with the existing well spaced development in the area and adversely affect the amenities of existing adjacent dwellings. The proposal is, therefore contrary to policy CTC1 of the adopted Worcestershire County Structure Plan, Policies GD2 and SUR1A of the Wychavon District Local Plan (Revised Second Deposit) and Policy H8 of the adopted Wychavon District Local Plan.
The application lacks information regarding the number of bedrooms in the proposed new dwelling and the level of car parking within the curtilage of the property, as well as the precise layout of the access. The proposal, therefore, fails to meet the requirements of Policy SUR6 of the Wychavon District Local Plan (Revised Second Deposit) concerning parking standards.
The proposed development, if approved, would be likely to lead to applications for similar forms of development in the area, which would be difficult to resist, and which would cumulatively seriously harm the character, appearance and amenities of the area.
