   Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

2. The materials shown on the approved application form shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.
   
   Reason - To ensure that the development is visually satisfactory.

3. The bricks to be used in the construction of the facing brickwork of the conservatory hereby permitted shall match those used in the existing building.
   
   Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
