This decision is subject to the following conditions:

1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
   
   Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

2. The proposed entrance shall be positioned at least 5 metres from the near side edge of the High Street carriageway and shall be made to open inwards only.
   
   Reason - In the interests iof highway safety.

3. Prior to any work building works first being commenced, samples of the natural stone to be used in the construction of the pier shall be submitted to and approved in writing by the Local Planning Authority. The stone thus approved shall be laid in a coursing to match that of the adjacent Listed Building. All pointing shall be in lime putty bagged flush with the face of the stone.
   
   Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policies ENV15 and ENV16 of the Wychavon District Local Plan Review (Revised Deposit) 1996-2011.

4. Prior to any building works being first commenced, a precise specification of the proposed brick to be used, a sample of at least four bricks to provide a representative range of the colour and texture of the brick, together with a specification of the proposed mortar mix, pointing profile and finish, jointing width and bond of the brickwork, shall be submitted to and approved in writing by the Local Planning Authority. For the avoidance of doubt, a sample panel of the brickwork using the bond, mortar, jointing and pointing proposed, shall be provided and retained on site during building works as a reference. Details of the methods of spanning structural openings, band, string or dentil courses, parapets and copings, cills, and corbelling to chimney cappings shall be approved in the same manner.
   
   Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policies ENV15 and ENV16 of the Wychavon District Local Plan Review (Revised Deposit) 1996-2011.

5. The refurbished gates shall be painted British Standard Black 08 A 14 (8.75 YR 2/0.5) or a colour of the applicant's choice which will need permission in writing from the Local Planning Authority, prior to installation, following the submission of a colour sample and justification.
   
   Reason - To ensure that the development is visually satisfactory.
