This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the amended site plan dated 15th October 2003 and no other.

    Reason - To define the permission.

  3. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, nothing in Article 3 and Schedule 2 to that order shall operate so as to permit any development specified in Part 1, Class E and Part 2 Class A of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.

    Reason - In order that the Local Planning Authority can gain control over the development and preserve the amenities of the adjoining properties.

  4. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

    Reason - To preserve the amenities of the locality.

  5. The change of use hereby permitted shall not take place until there has been submitted to and approved in writing by the Local Planning Authority, details of the position, design, materials and type of boundary treatment to be erected /planted along the southern boundary of the site. The boundary treatment shall be completed before the use hereby approved is commenced. Development shall be carried out in accordance with the approved details.

    Reason - To ensure that the development is visually satisfactory.
