This decision is subject to the following conditions:

1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
   
   Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

2. Prior to any building works being first commenced, a detailed specification of the new weatherboarding showing the dimensions, profile and a description of the stain or paint finish to be applied to the boarding and maintained in perpetuity thereafter shall be submitted to and approved in writing by the Local Planning Authority.
   
   Reason - In the interests of preserving and enhancing the character and appearance of the surrounding Conservation Area and safeguarding the setting of the adjacent Listed Building.

3. Prior to any building works being first commenced, a sample of the proposed roofing materials to be used shall be submitted to and approved in writing by the Local Planning Authority.
   
   Reason - In the interests of preserving and enhancing the character and appearance of the surrounding Conservation Area and safeguarding the setting of the adjacent Listed Building.

4. Prior to any building works being first commenced, detailed drawings of the proposed door(s) showing design, sections, method of opening and finish, shall be submitted to and approved in writing by the Local Planning Authority.
   
   Reason - In the interests of preserving and enhancing the character and appearance of the surrounding Conservation Area and safeguarding the setting of the adjacent Listed Building.

5. No development shall take place within the area indicated (this would be the area of archaeological interest) until the applicants, or their agents or successors in title, has secured the implementation of a programme of archaeological work in accordance with a written scheme of investigation which has been submitted by the applicant and approved in writing by the Local Planning Authority.
   
   Reason - To protect archaeological interest on the site.
