This decision is subject to the following conditions:
The proposal comprises a single storey link extension with a hipped and tiled roof to the rear of the existing cottage. It represents a significant enlargement of, and alteration to, the existing cottage's rectangular footprint. In addition, it obscures part of the existing rear elevation of the cottage. The outcome is a structure diminished in it's architectural simplicity and character which are its principal characteristics. In these ways the proposal neither preserves or enhances the character or setting of the building contrary to policies CB11 of the adopted Wychavon District Local Plan, ENV15 of the Wychavon District Local Plan Revised Second Deposit and CTC19 of the adopted Worcestershire County Structure Plan.
In addition, the proposal would be harmful to the character and appearance of the Cotswold Area of Outstanding Natural Beauty and Area of Great Landscape Value contrary to policies C1, C1A and C2 of the adopted Wychavon District Local Plan, ENV 2 of the Wychavon District Local Plan Revised Second Deposit and CTC1, CTC 3 and CTC 4 of the adopted Worcestershire County Structure Plan.
