This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the originally submitted plan(s) and to the amended plans received on 10.11.03.

    Reason - To define the permission.

  3. The existing trees on the site shall be carefully removed and replanted on the adjacent golf course to maintain a screen to the proposed car park.

    Reason: In the interests of the visual amenities of the area.

  4. Before any other works hereby approved are commenced, visibility splays shall be provided from a point 0.6 metres above ground level at the centre of the access to the application site and 2 metres back from the nearside edge of the adjoining carriageway (measured perpendicularly), for a distance of 70 metres in each direction along the nearside edge of the adjoining carriageway as shall be agreed on site with the Local Planning Authority. Nothing shall be planted, erected and/or allowed to grow on the triangular area of land so formed which would obstruct the visibility described above. The visibility splay to the south of the access shall be agreed on site with the Local Planning Authority to minimise loss of the existing hedgerow.

  5. Before any other works hereby approved are commenced, the construction of the vehicular access shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 12.

  6. Any new access gates shall be set back 3 metres from the adjoining carriageway edge and shall be made to open inwards only.

  7. Prior to the use of the application site hereby approved, the closure of existing vehicular access onto the adjoining highway shall be permanently closed. Details of the means of closure and reinstatement of the existing access shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of work on the development hereby approved.

    Reason - To ensure the safe and free flow of traffic using the adjoining highway.

  8. The development hereby permitted shall not be brought into use until the access and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
