This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The permission shall relate to the amended plans dated 27th October 2003 and no others.
Reason - To define the permission.
No development shall take place within the application site until the applicants, their agents or successors in title, has secured the implementation of a programme of archaeological work in accordance with a written scheme of investigation which has been submitted by the applicant and approved in writing by the Local Planning Authority, to include a reasonable opportunity for the Archaeologist to 'field walk' the area outlined in blue on the approved plan number 03/16/01, received on 27th October 2003.
Reason - To protect archaeological interest on the site.
The existing roadside hedge shall be maintained at a minimum height of 1.8 metres. Any gaps shall be in-filled with Hawthorn planted in a double staggered row at 500mm spacing.
Reason - To ensure that the development is visually satisfactory.
The landscaping scheme, including surfacing and boundary treatments, as submitted and approved (amended drawing number 03/16/01 received 27th October 2003 refers) shall be carried out prior to the car park hereby approved being brought into use.
Reason - The Council considers that these requirements are necessary to protect and enhance the visual amenities of the area and to discharge its duty under S197 of the Town and Country Planning Act 1990.
All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the car park being brought into use or the completion of the development, whichever is the sooner; and any trees or plants which may within a period of five years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation.
