This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
Notwithstanding the details on the approved plan, the exact colour of the paint to be used on the walls and the type of tiles to be used on the roof, shall be agreed in writing with the Local Planning Authority before any work commences on site.
Reason - To ensure that the development is visually satisfactory.
In the first planting season after the extension has been constructed a native hedgerow shall be planted along the western boundary to the estate alongside the building, the exact details of which shall be agreed beforehand in writing with the Local Planning authority.
Reason - The Council considers that these requirements are necessary to protect and enhance the visual amenities of the area and to discharge its duty under S197 of the town & Country Planning Act 1990.
All approved hard and soft landscaping and tree planting shall be maintained for a period of five years commencing at the completion of the final phase of implementation in accordance with the approved schedule. Any tree or other plant that is removed, uprooted or destroyed or dies or, in the opinion of the Local Planning Authority, becomes seriously damaged or defective, shall be replaced in the same position with another of the same species and size as that originally planted.
