This approval must be read in conjunction with outline planning permission ref W/02/01848/OU and the conditions attached thereto.
Reason - The outline permission and the approval of reserved matters must be considered together.
Notwithstanding the details shown on the plans hereby approved samples of the brick and tile proposed for the development shall be submitted to and approved in writing by the Local Planning Authority before development commences. The approved details shall be used on site.
Reason - In the interests of the amenities of the locality.
The permission shall relate to the originally submitted plan(s) and to the amended plans received on 13th October 2003.
Reason - To define the permission.
None of the dwellings shall be occupied until works for the disposal of both surface and foul sewerage have been provided on the site to serve the development hereby permitted, in accordance with details to be submitted to and approved in writing by the Local Planning Authority.
Reason - To ensure a satisfactory means of drainage is available to serve the development.
The precise floorslab levels of each new dwelling, relative to the existing development on the boundary of the site shall be submitted to and approved by the Local Planning Authority prior to the commencement of the development.
Reason - In order to ensure that the overall appearance of the development is satisfactory.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, nothing in Article 3 and Schedule 2 to that order shall operate so as to permit any development specified in Part 1 Classes A to E (inclusive) of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.
Reason - In order that the Local Planning Authority can gain control over the development and preserve the amenities of the adjoining properties.
No burning of materials shall take place anywhere on the development site, throughout the period of site clearance and development.
Reason - To protect the health of the trees to be retained in the interests of amenity.
The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.
Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area.
Notwithstanding the provision of any Town and Country Planning General Permitted Development Order no windows or other openings shall be inserted within the side elevations or the roof space of the dwellings hereby approved without the prior written approval of the Local Planning Authority.
