This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.

  3. No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a plan indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed before the extension is occupied. Development shall be carried out in accordance with the approved details.

    Reason - In order to ensure that there is an acceptable form of screening with adjacent properties.

  4. The development shall not be brought into use until a minimum of 2 car parking spaces have been provided within the curtilage of the site and thereafter both of those spaces kept available for such purposes.

    Reason - In the interests of highway safety.

  5. There shall be no windows or other openings inserted at first floor level within the side elevation without the prior written approval of the Local Planning Authority.

    Reason - In the interests of the amenities of the neighbouring properties.
