This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the originally submitted plan(s) and to the amended plans received on 10th November 2003

    Reason - To define the permission.

  3. The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.

  4. Notwithstanding the provisions of any General Permitted Development Order, no additional doors, windows or other openings shall be inserted within the side (south) elevation without the prior written approval of the Local Planning Authority.

    Reason: In the interests of the amenities of the neighbouring property.

  5. The existing driveway to the front of the extension hereby approval shall be permanently retained for the parking of vehicles and shall not be used for any other purpose.

    Reason: In the interests of highway safety and to ensure the free flow of traffic on the adjoining highway.
