This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The permission shall relate to the originally submitted plan(s) and to the amended plans received on 13th November 2003 and the Adrian Hutt Architect's letter dated 30th October 2003 and received 31st October 2003.
Reason - To define the permission.
The development hereby permitted shall be used solely for purposes incidental to the enjoyment of the existing dwelling house with the first floor of the building hereby permitted only to be occupied at any time for purposes ancillary to the residential use of the dwelling known as Edgefield, Old Road, Whittington.
Reason - To retain planning control over the use of the building hereby approved.
The garage floorspace hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.
Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area.
All existing hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.
Reason - To preserve the amenities of the locality.
The existing first floor window on the north west elevation shall be installed as per the amended drawings received on 13th November 2003, and fitted with obscure glazing and retained as such hereafter. No further windows shall be installed at first floor level.
Reason - To preserve the amenities of adjoining properties.
