This decision is subject to the following conditions:
The proposed development will result in a 5-bedroom dwelling, which requires three car parking spaces to comply with the Council's parking standards. Given the small size of the plot and the fact the proposal will result in the loss of existing parking provision at the site the proposal fails to comply with these standards and Policy M4 of the adopted Wychavon District Local Plan.
The extensions proposed, because of their size and scale will significantly reduce the amount of outdoor amenity space pertaining to the dwelling and result in overdevelopment of the site, harmful to the residential amenity of 'Number 27 Alder Grove' and character of the area. The proposal is therefore contrary to Policy H8 of the adopted Wychavon District Local Plan and Policies GD2 and SUR9 of Wychavon District Local Plan Review (Revised Deposit).
The proposed extension on the front elevation by reason of its size, scale and design, would be harmful to the character of the existing dwellinghouse and neighbouring development. The proposal is therefore contrary to Policy H8 of the adopted Wychavon District Local Plan and Policies GD2, SUR1A and SUR9 of the Wychavon District Local Plan Review (Revised Deposit).
