This decision is subject to the following conditions:

1. Visibility at the proposed access, measured from the minimum stop distance of 2 metres from the nearside edge of the Hanbury Road, B4090 carriageway, is severely restricted in both directions and approval of this application would be contrary to the interests of highway safety.

2. It is considered that the proposal would be unduly obtrusive in the street scene and detrimental to the visual amenities of the area. Also, it would be likely to result in the submission of further similar proposals which would be more difficult to resist and would have a harmful cumulative visual impact on the immediate locality.
