This decision is subject to the following conditions:

  1. The proposed development would be harmful to the character and appearance of the Broadway Conservation Area by virtue of the partial loss of view through to the open countryside from the High Street. It is therefore contrary to policy CTC20 in the Worcestershire County Structure Plan, policies CB3 and CB4 in the Wychavon District Local Plan and policy ENV13 in the Wychavon District Local Plan Revised Deposit.

  2. The proposal would result in an undesirable form of backland development which would give rise to overshadowing onto neighbouring rear gardens and thus be contrary to policy H20 in the Wychavon District Local Plan and policy GD2 in the Wychavon District Local Plan Review - Revised Deposit.

  3. The proposed development by virtue of the height of the new dwelling would be harmful to the setting of the adjacent Grade II Listed Building, known as 117 High Street. It is therefore contrary to policy CTC19 in the Worcestershire County Structure Plan, policy CB5 in the Wychavon District Local Plan and policy ENV16 in the Wychavon District Local Plan Revised Deposit.

  4. The width of the existing approach driveway, over which there exists a public footpath, together with the substandard visibility at its junction onto High Street is unsuitable to serve the additional traffic which would be generated by the proposed development.
