This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
The existing driveway shall be permanently retained for the parking of vehicles and shall not be used for any other purpose.
Reason - In the interests of highway safety and to ensure the free flow of traffic on the adjoining highway.
The first floor windows in the rear (east) elevation of the extension hereby permitted, shall be obscure glazed and shall remain as such in perpetuity. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, no new openings shall be inserted at first floor level in the side(north) or rear(east) elevations of the property, without the prior approval of the Local Planning Authority to an application on that behalf.
Reason - To preserve the amenities of the adjoining properties.
