This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The permission shall relate to the originally submitted plan(s) and to the amended plans received on 17th October 2003.

    Reason - To define the permission.

  3. The materials to be used in the construction of the external surfaces of the double garage hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily in the locality.

  4. The garage hereby approved shall only be used for the domestic storage purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.

    Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area.

  5. The development, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house and for no other purpose.

    Reason - To retain planning control over the use of the swimmimg pool hereby approved.

  6. All existing trees and hedges on site unless otherwise indicated on the approved plan to be removed, shall be retained and shall not be felled, topped or lopped or otherwise removed without the previous written consent of the Local Planning Authority.

    Reason - To preserve the amenities of the locality.

  7. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.

  8. Notwithstanding the colour of the existing summerhouse on site, within 3 months of the date of this planning permission the summerhouse shall be painted or stained with a dark colour to be agreed, in writing with and to the satisfaction of the Local Planning Authority.

    Reason - In the interests of the visual amenities in this Green Belt location.

  9. Before the development hereby approved is commenced a landscaping scheme showing the location, species, spacing and density of planting shall be submitted to and approved in writing by the Local Planning Authority. This approved scheme shall be implemented within the first available planting season from the date that the development is substantially completed. If any of the planting was to die or become diseased within 5 years of planting it shall be replaced to the satisfaction of the Local Planning Authority.

    Reason - In the interests of the visual amenities of the locality.
