This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The new entrance shall be set back 5 metres from the nearside edge of the adjoining carriageway. On each side of the set back entrance splays shall be formed at an angle of 45 degrees with the highway boundary and the whole of the splayed areas shall be graded and cleared so that no part thereof exceeds a height of 0.6m above the relative level of the adjoining carriageway.

    Reason - In the interests of highway safety.

  3. Any new access gates/doors shall be set back a minimum of 5 metres from the adjoining carriageway edge and shall be made to open inwards only.

  4. Prior to the use of the new access the existing vehicular access onto the adjoining highway shall be permanently closed. Details of the means of closure and reinstatement of this existing access shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of work on the development hereby approved.

    Reason - To ensure the safe and free flow of traffic using the adjoining County highway.

  5. Prior to the use of the access hereby approved the driveway and/or vehicular turning area shall be consolidated, surfaced and drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority at a gradient not steeper than 1 in 8.

    Reason - In the interests of highway safety.

  6. The length of driveway extending from the gate across the access hereby approved and into the site shall not exceed 4.5 metres in width nor 15 metres in length.

    Reason - To ensure the development is visually satisfactory.

  7. Before the development hereby approved is commenced details of the driveway surface and the gate and fencing to be erected adjacent to the public highway shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure that the development is visually satisfactory.

  8. The permission shall relate to the amended plans dated 19/03/04 and no other.
