This decision is subject to the following conditions:

  1. The proposal would result in residential development outside the existing settlement boundary as defined in the adopted Wychavon District Local Plan and Wychavon District Local Plan Review Revised Deposit. The site lies within an area where there is a presumption against any further residential development which would extend the existing settlement into the open countryside. This proposal would appear visually intrusive and out of character with the existing pattern of development and in relation to adjoining properties. It would seriously harm the pleasant open rural character of the area and would be contrary to Policies D10, SD4, SD6, SD7 and SD8 of the adopted Worcestershire County Structure Plan, Policies BC1, H9 and H21 of the adopted Wychavon District Local Plan and Policies GD1 and GD2 of the Wychavon District Local Plan Review Revised Deposit and PPG7.

  2. The proposed dwelling in terms of its size, height, design and position would appear out of character within the street scene in relation to the adjoining properties. As a result it would be visually intrusive and impact on the amenity of the existing dwelling. This would be contrary to Policies BC1, H9 and H21 of the adopted Wychavon District Local Plan, and policy GD2 and SUR1A of the Wychavon District Local Plan Revised Deposit.

  3. The use of the proposed access which has restricted visibility, in connection with the proposed developmentwould be contrary to the interests of highway safety and would fail to comply with policy GD2 of the Wychavon District Local Plan Revised Deposit.
