This decision is subject to the following conditions:

1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
   
   Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

2. Before the development hereby approved is commenced, samples of the surface of the all-weather bowls and petanque playing areas shall be submitted to and approved in writing by the Local Planning Authority.
   
   Reason - To ensure that the development is visually satisfactory.

3. The development hereby permitted shall not commence until an area has been properly laid out, consolidated, surfaced and drained in accordance with the approved plan for the parking of vehicles within the application site.
   
   Reason - To minimise the likelihood of indiscriminate parking in the interests of highway safety.

4. No development shall take place within the area indicated (this would be the area of archaeological interest) until the applicants, or their agents or successors in title, has secured the implementation of a programme of archaeological work in accordance with a written scheme of investigation which has been submitted by the applicant and approved in writing by the Local Planning Authority.
   
   Reason - To protect archaeological interest on the site.

5. There shall be no fixtures or other games played between Cleeve Prior Bowls Club and visiting teams at the facility hereby approved.
   
   Reason - The facility is a small-scale one with an unmade access and is not suitable for increased levels of use by other clubs.
