Decision: Refusal of Listed Building Consent

This decision is subject to the following conditions:

  1. The property is located within the curtilage of a grade II listed building where it is the policy to ensure that new development would not be detrimental to the setting of listed buildings. The proposed extension, by virtue of its bulk, height, design and appearance, would relate poorly to the existing dwelling and appear as an over dominant and discordant feature and would be unsympathetic and cause harm to the character and appearance of this curtilage listed building. The proposal would be severely detrimental to the appearance of the dwelling house and would therefore be harmful to the visual amenities of the local area. The proposed development would thereby conflict with policies CB5 of the adopted Wychavon District Local Plan, CTC19 of the adopted Worcestershire County Structure Plan and Sections 16 and 66 of the Planning (Listed Buildings and Conservation Areas) Act 1990 and the advice and guidance set out in PPG15 'Planning and the Historic Environment'. It would also conflict with Policies SUR1A, ENV15 and ENV16 of the Wychavon District Local Plan Review Revised Deposit and the guidance contained in the Council's adopted supplementary planning guidance note 'House Extensions'.
