This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of five years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.
The permission shall relate to the amended plan(s) dated 8th December 2003 and no other.
Reason - To define the permission.
The materials to be used in the construction of the external surfaces of the extension and the facing brickwork of the conservatory hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials which harmonise satisfactorily with the existing building.
Prior to the first occupation of the extension hereby approved, an area shall be laid out within the curtilage of the property for the parking of 3 cars which shall be properly consolidated, surfaced and drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority. This area shall not thereafter be used for any other purpose than the parking of vehicles.
Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a plan indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed before the use hereby permitted is commenced or before the extension occupied or in accordance with a timetable agreed in writing with the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason - In order to ensure that there is an acceptable form of screening with adjacent properties.
