   Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

2. The materials to be used in the construction of the external surfaces of the conservatory hereby permitted shall match those used in the existing building.
   
   Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.

3. The development, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house and for no other purpose.
   
   Reason - To retain planning control over the use of the building hereby approved.
