This decision is subject to the following conditions:

  1. The works to which this consent relates must be begun not later than the expiration of five years beginning with the date of the grant of this consent.

    Reason - In accordance with the requirements of Section 18 (1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

  2. The hereby approved development shall be carried out in accordance with the details shown on Drawing No's 02/08/D/02 received on 13th October 2003, 02/08/D/03 received on 13th October 2003 and 02/08/D/04A received on 10th March 2004.

    Reason - To define the permission for the avoidance of doubt.

  3. Prior to any building works being first commenced, a precise specification of the proposed brick to be used, a sample of at least four bricks to provide a representative range of the colour and texture of the brick, together with a specification of the proposed mortar mix, pointing profile and finish, jointing width and bond of the brickwork, shall be submitted to and approved in writing by the Local Planning Authority. For the avoidance of doubt, a sample panel of the brickwork using the bond, mortar, jointing and pointing proposed, shall be provided and retained on site during building works as a reference. Details of the methods of spanning structural openings, band, string or dentil courses, parapets and copings, cills, and corbelling to chimney cappings shall be approved in the same manner.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Revised Deposit (July 2003).

  4. Prior to any building works being first commenced, samples of the natural stone walling and details of its coursing shall be submitted to and approved in writing by the Local Planning Authority. All pointing shall be in lime putty bagged flush with the face of the stone. Details of the means of spanning structural openings, window surrounds, quoins, kneelers, band or string courses shall be approved in the same manner.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Revised Deposit (July 2003).

  5. Prior to any building works being first commenced, a detailed specification of the new weatherboarding showing the dimensions, profile and a description of the stain or paint finish to be applied to the boarding and maintained in perpetuity thereafter shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Revised Deposit (July 2003).

  6. Prior to any building works being first commenced, a precise specification of the proposed tiles/slates to be used, a sample of at least four tiles to provide a representative range of the colour and texture of the tile, together with any ridge details and details of methods of lead flashings, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Revised Deposit (July 2003).

  7. Prior to any building works being first commenced, detailed drawings (at a scale of not less than 1:20) of the proposed dormer window(s) showing design, construction, dimensions, all external finishes, sections through glazing bars and/or mullions, and method of opening, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Revised Deposit (July 2003).

  8. Prior to any building works being first commenced, detailed drawings of the proposed rooflight(s) showing design, materials and profile shall be submitted to and approved in writing by the Local Planning Authority before fixing in place and shall be fitted so that it is flush with the outer plane of the roof slope.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Revised Deposit (July 2003).

  9. All new or replacement rainwater goods shall be in black painted cast iron.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policy ENV15 of the Wychavon District Local Plan Review Revised Deposit (July 2003).

  10. Prior to any building works being first commenced, details of a precise specification of the proposed materials for the hard landscaping of the site (including roads, paths, parking areas and other hard surfaces) shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policies ENV15 and ENV16 of the Wychavon District Local Plan Review Revised Deposit (July 2003).

  11. Prior to any building works being first commenced, details of the location, height and the precise specification of the proposed materials, or species of planting, for the boundary treatments on the site shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy CB11 of the Adopted Wychavon District Local Plan (January 1998) and Policies ENV15 and ENV16 of the Wychavon District Local Plan Review Revised Deposit (July 2003).
