This decision is subject to the following conditions:
The agricultural dwelling hereby approved shall be substantially completed within one year of the date of this permission and shall be completed within two years.
Reason - In order to ensure that the dwelling is erected on the holding at the time when the circumstances of the holding justify it, in accordance with Policy COM7 of the Wychavon District Local Plan (June 2006)
The adjacent temporary mobile home, approved under application W/10/02383/CU, shall cease to be occupied and shall be removed from site upon first occupation of the new dwelling hereby permitted.
Reason - The council would not be prepared to grant consent for the proposed development, unconnected with the use of adjoining land for agricultural or similar purposes, in accordance with Policies GD1 and COM7 of the Wychavon District Local Plan (June 2006)
The occupation of the dwelling shall be limited to a person solely or mainly working, or last working, in the locality in agriculture or in forestry, or a widow or widower of such a person, and to any resident dependants.
Reason - The council would not be prepared to grant consent for the proposed deevlopment, unconected with the use of adjoining land for agricultural or similar purposes, in accordance with Policies GD1 and COM7 of the Wychavon District Local Plan (June 2006)
Samples of the external log wall finish and also the roof materials shall be subject to the approval, in writing, of the Local Planning Authority before any work on site commences. Development shall be carried out in accordance with the approved details.
Reason - To ensure that the development is visually acceptable, in accordance with Policy SUR1 of the Wychavon District Local Plan (June 2006)
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, nothing in Article 3 and Schedule 2 to that order shall operate so as to permit any development specified in Parts 1 & 2 of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.
Reason - In order that the Local Planning Authority can gain control over the development and to prevent the erection of extensions to the building so as to maintain its character and form which justified the dwelling in an area of countryside where new dwellings are not normally acceptable, in accordance with Policies GD1 and COM7 of the Wychavon District Local Plan (June 2006)
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
