This decision is subject to the following conditions:

  1. Notwithstanding the details as shown on the approved plans, and prior to the commencement of development, details of landscaping/screening features to be provided in the grounds of the two apartments buildings (plots 150-159 and 337-346) shall be submitted to and approved by the local planning authority. The approved landscaping/screening details shall be implemented in full either prior to the occupation of any of the associated apartments, or in the first planting season following first occupation.

    Reason- To ensure the proposed apartment buildings are provided with some secluded/private amenity space.

  2. Before the first occupation of the following dwellings the windows as indicated below shall be fitted with obscured glazing and shall be permanently retained in that condition thereafter.

    Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).

  3. Notwithstanding the details as shown on the approved plans, and prior to the commencement of development, details of landscaping/boundary features to be provided in the grounds plot 222 shall be submitted to and approved by the local planning authority. The approved landscaping boundary details shall be implemented in full either prior to the occupation of any of the associated apartments, or in the first planting season following first occupation.

    Reason - To ensure the clear demarcation between public and private realm.

  4. The units proposed on plots 32 and 34 shall not be occupied until details of works to the existing Bungalow on site (plot 33) have been submitted to and approved by the local planning authority. The units on plots 32 and 34 shall not be occupied until the works have been carried out in accordance with the approved plans.

    Reason - To ensure that plots 32 and 34 are not unacceptably overlooked from first floor windows in the Bungalow and to ensure the Bungalow is adapted to fit in with the proposed street scene.

  5. Notwithstanding the details as shown on the approved plans, and prior to the commencement of development, details of

    - waste bin storage facilities to serve plot 256; and - if appropriate, revised rear garden layout to plots 255 and 256

    shall be submitted to and approved by the local planning authority. The development shall be carried out in accordance with the approved details

    Reason - To ensure that the waste bin storage to serve plot 256 is located in an accessible position, and is well -designed. Also to remove the necessity to provide a shared rear footway that would allow unauthorised access to the rear of properties and therefore increase risk of crime.

  6. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking, re-enacting or modifying that Order), no windows/dormer windows [other than those expressly authorised by this permission] shall be constructed at second floor level in the roof slope of the following elevations of dwellings hereby approved.

    - the rear (north west facing) elevations of units 63, 64 and 65; - the rear (west facing) elevations of units on plots 135, 136 and 137; - the rear (north facing) elevation of the unit on plot 141; - the rear (west facing) elevations of units on plots 143, 144 and 145; - the rear (east facing) elevations of units on plots 161 to 164 (inclusive) - the rear (north west facing) elevations of units on plots 166 and 167; - the rear (south facing) elevations of units on plots 211 to 214 (inclusive) - the rear (south west facing) elevation of units 292 to 295 (inclusive); - the rear (north facing) elevations of units on plots 301 and 302; - the rear (south facing) elevations of units on plots 333 to 336 (inclusive); - the rear (north facing) elevations of units on plots 393 to 396 (inclusive); - the rear (south east facing) elevations of units on plots 416 to 419 (inclusive); - the rear (south facing) elevations of units on plots 451 to 454 (inclusive); - the rear (west facing) elevations of units on plots 456 to 459 (inclusive);

    Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).

  7. Notwithstanding the details as shown on the approved plans and the documents supporting the application, the crack willows (identified as trees 399-411 and 431-440 in the Marlow Consulting Ltd Aboricultural Impact Assessment Report dated 25th February 2012) shall not be removed until:-

    (i) plans for the design and positioning of the proposed balancing pond(s) (as required under the provisions of condition 21 attached to planning permission ref. no. W/10/00295) have been submitted and approved in writing by the local planning authority; and (ii) information has been submitted to and approved in writing by the local planning authority demonstrating that the willow trees can not practically be retained.

    Reason: To ensure the proposed development does not unnecessarily result in the loss existing trees of importance.

  8. Notwithstanding the information submitted with the application and as shown on the approved plans, and prior to the commencement of development, details of native hedge plant species to be included within the approved development along road frontages, shall be submitted to the local planning authority for approval in writing. The landscaping shall be carried out in accordance with approved details submitted pursuant to this condition.

    Reason: As the proposed native planting species are not considered typical of this area and mixed species provide greater opportunity for bio-diversity.

  9. Before the first occupation of the associated first floor apartment on plots 150-159 the first floor window in the rear elevation of the apartment building (serving a kitchen area) shall be fitted with obscured glazing and shall remain obscured glazed for perpetuity.

    Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).
