This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. All new external work shall be carried out in materials that are stated on the application form.

    Reason - To ensure a satisfactory development which does not prejudice the amenity of the locality.

  3. The development hereby permitted shall be carried out in accordance with the following approved plans:

    A3 EXISTING PLANS & ELEVATIONS A3 PROPOSED PLANS & ELEVATIONS A3 SITE PLAN A4 LOCATION PLAN

    Reason - To define the permission.

  4. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  5. A bat or bird box shall be installed as suggested in section 5.2 of the bat assessment by Skilled Ecology dated November 2013. On completion a letter of confirmation shall be submitted to the local planning authority for approval.

    Reason: to provide appropriate enhancement habitat provision in accordance with paragraph 118 of the NPPF.
