The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans: 'Location Plan'; 'Block Plan'; 'HANBURY/12-01'; 'HANBURY/12-02 rev.B'; 'Porch Detail'; 'Infill Panel Detail'.
Reason - In order to define the permission, in accordance with saved Policies GD2 and ENV13 of the Wychavon District Local Plan (June 2006)
The materials shown on the approved plans and as stated in the submitted application form shall be used in the construction of the development hereby permitted.
Reason - To ensure that the development is visually satisfactory, in accordance with saved Policies GD2, ENV13 and SUR1 of the Wychavon District Local Plan (June 2006)
The development hereby permitted shall be carried out in accordance with the recommendations contained in Bat Survey and Site Assessment by Susie Duke dated July 2013. Prior to the commencement of the development details for bat roosting features shall be submitted to and approved in writing by the local planning authority, and shall thereafter be installed as approved.
Reason: To ensure compliance with the Conservation of Habitats and Species Regulations 2010 and paragraphs 109 and 118 of the Framework.
The replacement garage hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 'Monkwood Cottage', Bradley Green.
Reason - To ensure the development remains as ancillary residential accommodation, so as to restrict opportunities for a separate residential unit in what is considered a unsustainable location, in accordance with saved Policies GD1, GD2 and SUR7 of the Wychavon District Local Plan (June 2006)
