This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used in the construction of the external surfaces of the first floor extension hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building and preserve the character of the surrounding Conservation Area in accordance with Local Plan Policy SUR1, SUR6 and ENV12
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The development hereby permitted shall not begin until a Construction Method Statement has been submitted to and approved in writing by the Local Planning Authority. The approved statement shall be adhered to throughout the construction period. The statement shall provide for: a) The parking of vehicles of site operatives and visitors; b) Loading and unloading of plant and materials; c) Storage of plant and materials used in constructing the development.
Reason - To prevent indiscriminate parking in the interests of highway safety.
Notwithstanding the details shown on approved plan A105 (proposed elevations), the obscure screen to the South East side elevation of the balcony area hereby approved shall be constructed to so as to be a height of at least 1.8m above the floor level of the balcony floor. The screen on the side elevation shall be retained in place for perpetuity
Reason - to ensure the balcony does not lead to adverse overlooking of the neighbouring property in line with Local Plan Policy GD2 and SUR6
The development hereby permitted shall be carried out in accordance with the following approved plans:
