This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Construction work on the development hereby permitted shall not be commenced until engineering details and specifications of the set back entrance, culvert and farm driveway shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with the submitted details and specification to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.
Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway and to ensure the proposal is adequately designed to manage all elements of land drainage associated with the site.
The construction of the vehicular access between the nearside edge of the adjoining carriageway and the highway boundary shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development and at a gradient not steeper than 1 in 20.
Reason - In the interests of highway safety.
The development hereby permitted shall not begin until a Construction Method Statement has been submitted to and approved in writing by the Local Planning Authority in consultation with the Highway Authority. The approved statement shall be adhered to throughout the construction period. The statement shall provide for:
a) The parking of vehicles of site operatives and visitors within the application site. b) Loading and unloading of plant and materials within the application site. c) Storage of plant and materials within the application site.
Reason - To prevent indiscriminate parking in the interests of highway safety.
Development shall not begin until wheel-cleaning apparatus has been provided within the application site in accordance with details to be submitted to and approved in writing by the Local Planning Authority and this equipment shall be operated and used and maintained during construction of the development hereby approved.
Reason - To ensure that the wheels of vehicles are cleaned before entering the public highway from the application site in the interests of highway safety.
All planting and seeding/turfing comprised in the submitted landscape scheme, hereby approved, shall be carried out in the first planting season following the completion or first occupation/use of the development, whichever is the sooner.
All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless otherwise agreed in writing by the Local Planning Authority.
Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with Policy GD2, Policy ENV1 and ENV8 of the Wychavon District Local Plan (June 2006).
The development hereby permitted shall be carried out in accordance with the following approved plans:
