This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. All new external work shall be carried out in materials that are stated on the application form.

    Reason - To ensure a satisfactory development which does not prejudice the amenity of the locality.

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The development hereby permitted shall be carried out in accordance with the following approved plans:

  5. No works shall be undertaken to the garage/store until dedicated dusk and dawn surveys have been carried out at the appropriate time of year (preferably May to August) by a suitably qualified bat worker and an appropriate bat license has been granted by Natural England. Following the surveys a suitable bat mitigation strategy shall be drawn up, submitted to and approved in writing by the local planning authority, which shall also inform the license application. All works shall thereafter be carried out in strict accordance with the submitted and agreed mitigation strategy.

    Reason - To ensure protected species are not harmed by the development, in accordance with the Conservation of Habitats and Species Regulations 2010.

  6. The building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Mistletoe Cottage.

    Reason - To preserve the amenities of the locality.
