This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The external materials to be used in the conversion of the building hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the important curtliage listed building.
Prior to any building works being first commenced, detailed drawings of the proposed window(s) and rooflights showing design, sections through glazing bars and/or mullions, method of opening, finish and depth of external reveal, shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details.
Reason - To ensure the special historic and architectural interest of the building and character of the conservation area is properly maintained, in accordance with Policies ENV12 and ENV13 of the adopted Wychavon District Local Plan (June 2006).
The bat mitigation and compensation measures recommended in the bat report dated 12/11/2013 by Cotswold Wildlife Surveys shall be implemented in full and prior to the first use/occupation of the development hereby permitted.
Reason - To ensure that satisfactory precautions and measures have been carried out to avoid any potential harm to species protected by the Wildlife and Countryside Act 1991.
No development shall take place until the applicant has provided a photographic record of the building(s) affected by the development, in accordance with the guidance provided by Worcestershire Archaeology Service.
Reason - To ensure that the historic quality of the building is properly recorded prior to the conversion to assist in the understanding of the historic farmstead environment in accordance with Policy ENV12 and ENV13 of the Wychavon District Local Plan and Paragraph 141 of the NPPF.
The first floor mezzanine level included within the building shall not be increased in size from the floor area shown on the proposed first floor plan without the prior approval of the Local Planning Authority as a result of a planning application to the effect.
In addition the first floor window on the south-western elevation shall include obscure glazing to a minimum level of 1.2m above the cill of that window.
Reason - To protect the privacy of the neighbouring property in accordance with the submitted overlooking section drawing.
The development, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house and for no other purpose.
Reason - To ensure that the building is used for ancillary purposes only so as to protect the amenities of neighbouring properties.
