This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of planning permission ref. no. W/12/02282/PN (therefore within three years of 13 December 2013).
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Samples of the external facing bricks and roof materials shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences and the scheme shall subsequently be implemented in accordance with the approved details before the development is completed/occupied
Reason - To ensure that the development is visually satisfactory.
Details of the surface materials of roads, paths, parking areas and other hard surfaces, shall be submitted to and approved by the Local Planning Authority before development commences and the scheme shall subsequently be implemented in accordance with the approved details before the development is completed/occupied
Reason - In order to ensure that the overall appearance of the development is satisfactory.
The roof of the building which is to be demolished shall be soft stripped by hand under the supervision of a suitably qualified bat ecologist. If evidence of bats is found, work should stop immediately until a suitable way forward has been agreed in writing by the Local Planning Authority.
Reason: To ensure bats are not harmed by the development.
No development shall take place until the applicants, or their agents, or successors in title have undertaken, submitted and had approved in writing by the Local Planning Authority a detailed mitigation, compensation and enhancement strategy based on the reports by Susie Dukes of August 2009, August 2010 and August 2012 and the proposed elevation plansL007b and L008a. This needs to include a detailed timing schedule for all the works likely to have an effect on bats. The approved measures shall be implemented fully in accordance with the approved timing schedule.
Reason - To ensure compliance with the Conservation and Habitats Regulations 2010 and to avoid harm to protected species.
The dwellings hereby permitted shall not be brought into use until the entrance, driveway turning area/parking spaces shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.
Reason: In the interests of highway safety.
Before the dwellings hereby approved are occupied the construction of the vehicular access between the nearside edge of the adjoining carriageway and the highway boundary shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority.

Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.
Reason - To prevent indiscriminate parking in the interests of highway safety.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The development hereby permitted shall be carried out in accordance with the following approved plans: L001, L002, L003, L004, L005, L006, L007,L008, as dated 23 October 2013. Drainage layout (W/12/02282/PN), D001(W/12/02282/PN), PPSSBP(W/12/02282/PN).
