This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials to be used in the construction of the external surfaces of the extensions hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The first floor study window shown on the approved plans and in the northern elevation of the dwelling shall only be obscure glazed and non-opening unless the clear glazed and opening sections of the window are at least 1.7m above the floor level of the room the window serves.

    Reason: To protect the privacy of the neighbouring property.

  5. The development hereby permitted shall be carried out in accordance with the following approved plans: 002 (Proposed Plans), 001 (Existing Plans), 003A (Block and Location Plan), 010 (25 degree plan).

    Reason - To define the permission.
